DISCUSSION:

The purpose of this meeting was to introduce the history and status of the master planning process to the UNLV Real Estate Committee.  The committee members were presented a brief timeline of the plan's development, its component systems, the Preliminary Master Plan and refined "metrics."  Additionally, the 3D model and fly-by were presented.  The session was well attended and the material was received favorably.  There was considerable discussion about housing, growth, and enrollment.

The following comments, questions, and ideas were recorded:

  • Are there any other peer institutions and/or national universities growing as quickly as UNLV?  The university and consultant team indicated that UNLV is growing as fast as the most aggressive of universities in the United States.  SmithGroup JJR will confirm and report findings at the next session.
  • How many new beds is the Preliminary Master Plan showing?  The consultant team and university representatives referenced the recently completed Residential Life and Housing Master Plan.   This document indicates a need for an additional 1500 beds.  SmithGroup JJR is reflecting that number in the Preliminary Master Plan (total beds +/- 3000).
  • Is UNLV going to cap enrollment?  There was considerable discussion about this topic.  No resolution was reached.  Funding was sighted as a major obstacle to continued / sustained growth.
  • What are the economics of campus housing?  Does housing pay for itself?  Discussion about private / public joint ventures and "turn-key" housing ensued.  No conclusions were reached.
  • What is the demand for student housing?  The consultant team and university representatives indicated that there is a strong demand.   The Student Life and Housing Master Plan indicates a need for undergraduate, graduate, and family housing on campus.
  • The consultant team was given updated enrollment numbers to utilize for future "metrics."  The fall semester 2002 total headcount was 24,800 with 1,500 staff/faculty, etc.  Total campus population is now 26,300.  This number represents a 9% increase.
